The make-ready process is where a lot of your organizational skills will show. Coordinating turns efficiently, walking punch lists with precision, and getting units rent-ready on schedule directly affects occupancy and new resident move-ins. Preventative maintenance is the other skill set this role demands. What the Day-to-Day Actually Looks Like

What Makes This a Good Fit

Strong candidates for this role bring at least five years in the trades or residential facilities maintenance, along with EPA and/or HVAC certification. Supervisory experience isn't strictly required, but if you've never led a team before, you'll want to come in with a clear sense of how you motivate people and hold standards without micromanaging.

• 5+ years of trades or residential maintenance experience
• HVAC, EPA, and/or NAPE certification
• Working knowledge of OSHA, MSDS, and risk management practices
• Comfort with complex mechanical systems (central plant, split systems, boilers, chillers)
• Basic carpentry, drywall, and painting skills
• Proficiency with Microsoft Office and willingness to use tech platforms and maintenance software
• Physical ability to lift 25 to 50 pounds frequently, climb ladders, and work in outdoor conditions
