You'll spend real time with a wrench in hand, working through HVAC, plumbing, electrical, and appliance repairs. But you'll also spend real time coaching and setting the standard for how the maintenance team operates day to day. Neither half of that equation is optional.

The make-ready process is where a lot of your organizational skills will show. Coordinating turns efficiently, walking punch lists with precision, and getting units rent-ready on schedule directly affects occupancy and new resident move-ins. If you've managed apartment turnovers before, you already know that small delays compound fast. Bozzuto places a real premium on that detail-oriented, keep-it-moving mindset.

Preventative maintenance is the other skill set this role demands. Sustaining peak efficiency across building systems, from complex mechanical equipment like boilers and chillers to everyday upkeep, requires someone who thinks ahead rather than just reacts. What the Day-to-Day Actually Looks Like

What Makes This a Good Fit

Strong candidates for this role bring at least five years in the trades or residential facilities maintenance, along with EPA and/or HVAC certification. Supervisory experience isn't strictly required, but if you've never led a team before, you'll want to come in with a clear sense of how you motivate people and hold standards without micromanaging.

  • 5+ years of trades or residential maintenance experience
  • HVAC, EPA, and/or NAPE certification
  • Working knowledge of OSHA, MSDS, and risk management practices
  • Comfort with complex mechanical systems (central plant, split systems, boilers, chillers)
  • Basic carpentry, drywall, and painting skills
  • Proficiency with Microsoft Office and willingness to use tech platforms and maintenance software
  • Physical ability to lift 25 to 50 pounds frequently, climb ladders, and work in outdoor conditions
