The Assistant Community Manager role at Sunset Creek and Sunset Pines in Fairfield sits at the operational center of that work.
Fairfield's affordable housing market carries real pressure. Solano County sits between the Bay Area and Sacramento, which means residents here often include working families priced out of both metros, seniors on fixed incomes, and individuals with special needs who need stable housing to build any kind of financial footing. The work you'd do at these two properties directly touches all of that.
Day to day, this role covers a genuine range of operational responsibilities. You'll handle income verification appointments, process lease agreements, maintain the waitlist, and assist with re-certifications. HUD Management and Occupancy Reviews (MORs) and TCAC compliance reviews are part of the picture, which means accuracy in resident files and documentation isn't optional. On the facilities side, you'll coordinate with maintenance staff, track work orders, and conduct property inspections to flag any maintenance or security concerns early. Rent collection support, petty cash logs, and bank deposit prep round out the fiscal side of the position.
Resident relations are woven through all of it. Issuing notices, scheduling turns, preparing turnover forms, communicating emergency procedures, and helping coordinate resident meetings are all part of the job. MidPen's onsite Resident Services team works closely with property management, so you'd be operating in an environment where the social services side of affordable housing is present and active rather than something handled at arm's length.
One thing worth understanding about tax-credit affordable housing operations: compliance documentation runs deeper here than at conventional market-rate properties. TCAC and HUD requirements mean that re-certifications, income verifications, and file integrity carry real regulatory weight. Experience or genuine comfort with that documentation layer will separate candidates who hit the ground running from those who spend the first several months catching up.
What the role requires:- High school diploma or GED, with at least one year of residential property management, customer service, or relevant administrative experience
- Proficiency in MS Office; experience with RealPage is a plus
- Strong written and verbal communication skills
- Organized and detail-oriented work habits, especially around confidential resident files
- Ability to work independently while staying aligned with a Community Manager and broader team

Pay runs from $21.15 to $23.80 per hour based on experience and qualifications.
