What the Day-to-Day Actually Looks Like
Leasing is a core function here. You'll work incoming leads, conduct tours, and guide prospects through the application process. Keeping occupancy goals on track means you're paying attention to traffic-to-lease conversion, not just showing units. Renewals are part of the picture too, and renewal documentation has to be accurate and completed on time.
On the financial side, expect to own rent collection, payment posting, and ledger reviews. Delinquency follow-up happens weekly, and when it escalates, you'll coordinate the eviction process. This is real financial accountability, reading account histories, catching billing errors, and keeping numbers clean for the Community Manager and regional leadership.
When the Community Manager is out, you run the operation. That means the team looks to you for direction, prioritization, and continuity.
- Conduct leasing tours and follow up on prospects through the full leasing cycle
- Process applications, renewals, and lease documents with accuracy
- Manage rent collection, check scanning, and payment posting
- Monitor delinquency weekly and escalate to eviction procedures when necessary
- Review ledgers for billing accuracy and correct payment application
- Maintain social media content that promotes community events and engagement
- Step into the lead role when the Community Manager is absent
- De-escalate resident concerns professionally and follow through on resolution
Who Performs Well Here
Two years of property management experience is preferred, and at least six months in an assistant manager seat gives candidates a real edge. The CALP credential is a plus. More practically, candidates who can read a ledger, spot a delinquency pattern early, and still convert a prospect in the same afternoon are the ones who move fast in this role.
The schedule runs Monday through Friday, 9 to 6, and Saturdays 10 to 4, with one weekday off to maintain 40 hours. Evening and weekend availability comes up for resident events.
Compensation includes an hourly base plus monthly leasing and renewal commissions and quarterly performance bonuses.
