Assistant Property Manager

A Two-Site Role with Real Operational Variety

Assistant Community Manager positions in manufactured housing tend to run narrower than multifamily roles. This one doesn't. Investment Property Group is asking one person to help operate two distinct assets side by side: Majestic Mobile Manor Estates, a 55+ manufactured housing community with 65 homes, and Majestic RV Park, a 107-site all-ages RV community. Both are located in Auburn, Washington. The resident profiles, lease structures, and daily rhythms at each site are different enough that this role builds genuine cross-sector experience fast.

IPG is a Park City, Utah-based private investment and management firm with 150 properties across 13 states. Their portfolio spans multifamily, manufactured homes, and RV communities, so this position sits inside a company that actually understands the asset class rather than treating manufactured housing as an afterthought.

What the Work Looks Like Day to Day

Rent collection and delinquency follow-up will be a consistent part of the week. That means accurate ledger management, timely outreach on past-due accounts, and coordinating eviction proceedings when necessary. On the leasing side, you'll work through new move-in applications, renewals, and waitlist management for the home community while handling site inquiries and turnover for the RV park.

Sales is a genuine part of this role, not a secondary duty. You'll drive marketing efforts and conduct tours to move available homes. If you've closed home sales inside a land-lease community before, that experience translates directly here.

Daily property walks across both sites keep common areas in standard. You'll document findings, flag maintenance needs, and coordinate with vendors. Annual unit inspections and follow-up on corrective actions also fall in your scope. The schedule runs Monday through Friday with occasional weekend hours tied to open houses and pool operations at the RV park, offset by flexible weekday hours to keep the week at 40 hours.

  • 1 or more years of experience in an assistant or support role at a manufactured housing or multifamily community of 100 or more units
  • Demonstrated experience with rent collection and delinquency management
  • Comfort working with a 55+ resident demographic and the communication style that requires
  • Sales and marketing skills sufficient to attract traffic and close home sales
  • Proficiency in property management software (Manage America, Rent Café, Blue Moon, or comparable platforms)
  • Valid driver's license
  • Strong written and verbal communication skills for residents, vendors, and regulatory contacts

Where This Role Can Lead

Candidates who develop competency across both a home-sale community and an RV park simultaneously are rare. Community Manager roles at manufactured housing and RV portfolios are underserved by experienced talent, which means strong performers in assistant roles here tend to move into site-level management faster than they would in conventional multifamily. IPG's 150-property portfolio means internal openings surface regularly. The pay range is $23 to $27 per hour depending on qualifications, and the benefits package includes medical, dental, vision, life insurance, a health savings account, 401k with company match, and four weeks of accrued PTO.
