Assistant Community Manager Manufactured Housing Community
Investment Property GroupWhat You'll Actually Do
This is an operations and sales hybrid role at Richland Mobile Home Park, a 334-home manufactured housing community in Richland, Washington. Investment Property Group, headquartered in Park City, Utah, owns and operates 150 properties across 13 states, and this community sits within a portfolio that spans multifamily, manufactured home, and RV assets.
Day to day, you'll support the Community Manager across the full range of site operations. That means conducting property walks to document and address common area conditions, handling resident concerns and complaints, and keeping delinquency managed through consistent follow-up and accurate ledger maintenance. When accounts escalate, you'll coordinate eviction proceedings as needed. On the leasing and sales side, you'll run community tours, move prospective buyers through the home purchase process, and manage the application and waitlist workflow from inquiry through move-in. Occasional weekend hours support open houses and pool operations, with adjusted weekday hours to keep your week at 40 hours total.
You'll also assist with unit inspections, coordinate maintenance requests with vendors, and participate in any regulatory meetings or agency inspections that affect the property.
What You Bring
- At least one year of experience in an assistant or support role at a manufactured housing or multifamily community of 100 or more homes
- Hands-on experience with rent collection and delinquency management
- Comfort with property management software, ideally Manage America, Rent Café, Blue Moon, or similar platforms
- Strong conflict resolution skills and a customer service approach that fits a community demographic where residents are long-term, owner-occupied households
- Sales ability to present and move available homes, not just lease vacant lots
- Valid driver's license
Context Worth Knowing
Manufactured housing communities operate differently from conventional multifamily. Residents often own their homes and lease the land beneath them, which changes the nature of the relationship and the sales cycle. When a home comes available, you're part of a process closer to real estate sales than traditional leasing. Richland sits in the Tri-Cities area of eastern Washington, a market with steady demand from the energy and federal contracting sectors tied to the Hanford site. Occupancy in well-run manufactured housing communities in smaller regional markets like this tends to be durable, but it requires active sales effort when homes do turn.
The pay range for this role is $24.00 to $28.00 per hour depending on experience and qualifications. IPG offers medical, dental, and vision coverage, life insurance, an HSA, an employee assistance program, a 401k with company match, and four weeks of accrued PTO.
Candidates who tend to succeed in assistant manager roles at manufactured housing communities come from backgrounds where they've handled both the relational and administrative sides of property management without leaning heavily on one or the other. The combination of sales follow-through and delinquency discipline is harder to find than either skill alone.
