Kiku Crossing is part of MidPen Housing's portfolio of more than 130 affordable communities across Northern California, serving working families, seniors, and residents with special needs. This Assistant Community Manager position supports the day-to-day operations of the property under the direction of the Community Manager, with real responsibility across leasing administration, fiscal tasks, compliance, and resident relations.
A significant part of this role is compliance-driven. Affordable housing operates under layered regulatory requirements, and you'll be helping process recertifications, welfare exemption documents, and reviews tied to programs like TCAC and HUD's Management and Occupancy Review process. If you haven't worked in affordable housing before, that learning curve is real. The income verification and waitlist management side of the job requires accuracy and consistency, not just effort.
Beyond compliance, you'll handle the operational rhythm of the property: scheduling turns, monitoring turnover forms, processing work orders with the facilities team, collecting rents, managing petty cash logs, and preparing bank deposits. You'll also conduct property inspections to flag maintenance and security concerns, which means you're not just behind a desk. Resident communication is a steady part of the job too, from emergency preparedness procedures to coordinating resident meetings.
MidPen is looking for someone with at least a high school diploma or GED and one year of experience in residential property management, customer service, or administrative work. Familiarity with RealPage is a plus. Strong written and verbal communication matter here because you're dealing with residents who may be navigating stressful housing situations, and how you communicate directly affects their experience.

Pay runs from $21.15 to $23.80 per hour depending on experience.
