This is an Assistant Community Manager role at The Lodges in Colorado Springs, a student housing community operated by The Scion Group. You'll work directly under the General Manager and step into that seat when they're out. That means you need to understand the full picture of how the property runs, not just your slice of it.
Day-to-day, you're managing resident accounts, coordinating utility billing, and keeping delinquency under 2% by month end. You're posting damage charges from quarterly inspections, processing move-out final billing, and auditing accounts receivable. You're also running market surveys weekly, tracking KPIs, and directing the leasing team toward occupancy and revenue goals.
Student housing has its own rhythm. The annual turn is the biggest operational event of the year. Hundreds of residents move out and move in within a compressed window. You'll help plan it, lead staff through it, and keep the process from coming apart under pressure. Outside of turn season, you're handling escalated resident concerns, coordinating work orders, inspecting vacant units and common areas monthly, and making sure the property stays clean, safe, and code-compliant.
You'll also carry after-hours on-call responsibility on a rotating basis. That's part of the job in student housing and worth knowing going in.
Student housing operates on a leasing calendar that doesn't look like conventional multifamily. Most leases renew on a fixed academic cycle, which concentrates your renewal and traffic activity into specific months. Concessions, marketing timing, and bed-by-bed occupancy tracking all follow that pattern. If your background is in conventional apartments, the fundamentals transfer well, but the pace and seasonality are different enough that adaptability matters more than a polished resume.
The AGM role in student housing is a strong career step. It builds exposure to full-cycle operations, financial reporting, and team leadership in a single position. Many people in this seat move into General Manager roles within two to three years, particularly with a company that manages at the scale Scion operates.
