Assistant Property Manager

Student housing operates on a different clock than conventional multifamily. Lease-up happens in the fall for the following academic year, the turn is compressed into a few brutal weeks in August, and your residents' parents are often just as involved as the residents themselves. The Assistant Community Manager role at The Domain at Waco exists inside that specific rhythm, and the person who thrives here understands that the financial office and the leasing floor aren't separate jobs , they're the same job.

The financial responsibilities here are real and central. You own the delinquency process from first notice through payment plan negotiations to guarantor outreach to coordinating with legal on evictions when it comes to that. You're posting payments, reconciling ledgers, preparing weekly and monthly reporting on occupancy and variance, handling security deposit dispositions, and coding invoices against budget. Clean books aren't a bonus , they're the baseline expectation. If spreadsheets make you anxious, this isn't the right fit.

At the same time, you carry an individual leasing and renewal goal during pre-lease season. By-the-bed leasing has its own mechanics: roommate matching, unit assignments, guarantor verification, and the particular patience required when you're explaining a joint-and-several lease structure to a parent in Houston who's never rented an apartment. You'll work the full pipeline from lead to signed lease, support renewal campaigns, and participate in on-campus outreach. Baylor's student population is the market , knowing that calendar matters.

When the Community Manager is off-site, you run the property. That means you need to already understand how the pieces connect: what a delinquency spike does to NOI, why curb appeal on move-in day matters to retention, how a botched punch list during turn creates maintenance headaches for twelve months. You'll also help hire and train leasing staff and Community Assistants, participate in the on-call rotation, and assist with annual turn inspections, punch walks, and move-in readiness.

What separates strong candidates in this role isn't leasing charisma. It's follow-through. Student housing offices get loud in August and quiet in October, and the people who struggle are usually the ones who can close a lease but let the ledger slide, or who handle the front desk well but disappear when a parent calls upset about a damage charge. The job rewards people who close every loop, document every outcome, and treat the delinquency number as their own.

What Karya is looking for

  • At least one year in property management, leasing, hospitality, or a comparable customer-facing role
  • Comfort with ledgers, reconciliation, and spreadsheet-level math
  • Ability to work weekends and extended hours during pre-lease season, turn, and move-in
  • Valid driver's license and reliable transportation
  • Prior student housing or by-the-bed leasing experience is preferred, as is familiarity with Entrata or RealPage
  • Bilingual English/Spanish is a plus

Compensation includes an hourly rate, leasing commissions, renewal bonuses, and quarterly or annual performance bonuses tied to occupancy and delinquency targets. Medical, dental, vision, 401(k) with company match, and paid time off are included. A housing discount or on-site apartment may be available depending on circumstances.
