Assistant Property Manager

It's 7 a.m. two weeks before move-in day, and you're standing in a unit with a punch list in one hand and a vendor on the phone in the other, tracking down a missing appliance while the turn board in Turnable shows three units still not cleared for inspection. That's the rhythm this role runs on.

The Position

The Scion Group is hiring an Assistant Community Manager (titled Assistant General Manager internally) to support five student housing properties across the College Station, Texas area. This is a broad operational role: you'll work directly with the General Manager on day-to-day business functions while partnering closely with the Customer and Sales Experience Manager on leasing performance, resident engagement, and sales initiatives. When the GM is out, you step in and run the operation.

Student housing has its own rhythm, and the annual turn process is the clearest example. Each summer, this role gets hands-on: conducting move-out inspections, walking vendor service calls, tracking unit readiness through Turnable, assessing and billing move-out damage charges, and physically helping where the work demands it. That includes moving furniture, assisting the facilities team with punch items, and managing the high-volume logistics that come with turning hundreds of units on a compressed timeline.

Outside of peak season, the work centers on financial administration, delinquency management (with a hard target of keeping it below 2% by month-end), resident account auditing, utility billing, and monthly property walks to maintain curb appeal and code compliance. You'll also handle escalated resident concerns, respond to reputation platform reviews through Entrata, and use KPIs to track leasing velocity, concessions, and market rate performance alongside the sales team.

On the people side, you'll assist with recruiting, onboarding, and coaching team members, coordinating scheduling including after-hours on-call coverage, and contributing to morale and retention through structured feedback and team development.

What This Role Requires vs. What It Builds

Coming in, you need at least one year of property management or residential community experience, genuine comfort with property management software (Entrata is preferred here), strong written communication, and the ability to handle confidential resident and financial information responsibly. A customer-centric instinct matters too. Student housing residents are vocal, and review management and escalation handling are real parts of this job.

What the role develops is harder to get elsewhere. Managing five properties simultaneously trains you to prioritize under real pressure. The annual turn at a student housing community is one of the most compressed, logistically dense events in property management, and coming through it capable sharpens your ability to oversee large-scale capex coordination, vendor management, and team execution in ways a single conventional lease-up rarely teaches. The financial exposure across multiple properties, combined with direct GM-level substitution responsibilities, positions strong performers for General Manager roles faster than most traditional multifamily paths would.

  • 1+ years of property management or residential community experience
  • Proficiency in Entrata or a comparable property management system
  • Strong verbal and written communication skills
  • Comfort with financial reporting, account reconciliation, and delinquency tracking
  • Ability to work non-traditional hours during peak periods and on-call rotations
  • Work authorization in the United States (visa sponsorship is not available)

The role is exempt and includes a discretionary annual bonus, health, dental and vision coverage, 401k matching, paid parental leave, and learning reimbursement. This is a full-time, property-based position in College Station with occasional travel required.
