Student housing runs on a different clock than conventional multifamily. Occupancy resets every 12 months, turn compresses into a matter of weeks, and your residents are moving in by the hundreds at once. The Scion Group operates at that level, and this Assistant Community Manager role at 44 North in Minneapolis sits right at the center of that operational cycle. You're not supporting one or two functions. You're touching leasing, delinquency, facilities, resident experience, and staff development, often in the same week.
Day-to-day, you're working alongside the General Manager to keep the property performing. That means monitoring accounts receivable, enforcing late fee and NSF policies, and keeping delinquency below 2% by month end. It means running weekly market surveys to track the competitive set and feeding those findings back into concession strategy and marketing spend. On the facilities side, you're conducting monthly property walks, managing work orders, and keeping curb appeal and common areas up to Scion's documented scorecard standards.
A significant chunk of this role is built around the annual turn. Student housing turn is a logistics operation as much as a property management one. You'll use Turnable to track the electronic turn board, coordinate vendor service walks, assess move-out damage, process final billing, and provide hands-on help when volume demands it. That last part is real: moving furniture, assisting with punch lists, organizing resident trash during peak weeks. The turn doesn't run itself, and this role is expected to be in it.
On the people side, you'll assist with hiring and onboarding, manage the on-call schedule, and step in as acting General Manager when needed. You'll also handle escalated resident concerns, respond to Google and Yelp reviews, and analyze survey data from Qualtrics to identify patterns in resident satisfaction and act on them.
Candidates who do well here tend to be people who can hold both the operational detail and the resident relationship at the same time. The metrics matter, but so does how a resident feels when they move in on day one. Strong performers in this role often move into General Manager positions within a few years, particularly within Scion's portfolio, where internal promotion is a real path.
