Assistant Property Manager

The delinquency report hits your inbox Monday morning and three residents are past due. By 10 a.m., you've already made contact, documented the calls, and started the paper trail your Community Manager needs to make a decision. That's the rhythm of this role.

The Work

Havenpark Communities operates more than 100 manufactured home communities across the country, with over 30,000 homesites in the portfolio and active acquisition underway. The Assistant Community Manager in Swartz Creek, MI keeps day-to-day operations moving alongside the Community Manager: resident relations, collections follow-up, leasing support, and work order tracking. You're the first point of contact when something goes sideways, and the person making sure the details don't fall through.

Collections is a real part of this job. Staying on delinquency, keeping records clean, and knowing when to escalate matters. So does leasing: fielding traffic, showing homes, moving prospective residents through the process. And when a resident has a maintenance concern, you're tracking that work order from submission to close, not just forwarding the email.

Occasional travel may be required on a semi-annual or annual basis, likely for company training or regional meetings.

What Strong Candidates Bring

  • Experience in property management, manufactured housing, or a resident-facing operations role
  • Comfort handling collections conversations directly, professionally, and with follow-through
  • Organizational habits that hold up under volume: multiple open work orders, active leases, and daily resident requests at once
  • A customer-first approach that doesn't require a script
  • Alignment with the core values Havenpark operates by: Respect, Grit, Collaboration, Stewardship, and Boldness

Manufactured home communities run differently than conventional multifamily. Residents often own their homes and lease the land beneath them, which shifts the dynamic of both leasing conversations and collections. The most effective ACMs here understand that distinction and build trust with residents accordingly. That relationship-first mindset, combined with clean administrative habits, is what separates candidates who thrive in this environment from those who struggle with the pace.

Havenpark is in an active growth phase, which means ACMs who perform well have visible paths toward Community Manager roles as new properties come into the portfolio. The skills built here, occupancy management, delinquency tracking, leasing, and resident communication, carry directly into site management and beyond.
