It's a Tuesday afternoon and you're on the phone with a resident whose rent payment posted to the wrong ledger, while a prospect walks through the door for a scheduled tour. You wrap the call with a clear resolution, hand the prospect off smoothly, and get back to a delinquency follow-up list before the day closes. That's the rhythm of this role at Evolve Waterford in Leland, NC.
Hawthorne Residential Partners, one of the 50 largest multifamily management companies in the country and deeply rooted in the Southeast, is hiring an Assistant Community Manager for this Leland property. The position sits at the intersection of leasing, financial administration, and team leadership. You'll work alongside the Community Manager to keep occupancy strong, delinquency in check, and residents genuinely satisfied.
On the leasing side, you'll conduct tours, respond to leads, guide prospects through applications, and work renewals to protect retention. You'll also manage the community's social media presence, which at a property like this means showcasing resident events and keeping the community feel visible online. On the financial side, the job involves rent collection, payment posting, ledger audits, delinquency calls, and supporting eviction coordination when necessary. These aren't background tasks. They're a core part of what this role requires you to do well.
When the Community Manager is out, you run the office. That means maintaining team momentum, setting daily priorities, and fielding whatever comes through the door without letting things slide.
Candidates who stand out in this role tend to be comfortable reading financial reports and acting on what they find, not just passing numbers up the chain. Delinquency management specifically rewards people who are organized, consistent, and direct without being combative. If you've worked at a property where rent collection was treated as a weekly discipline rather than a month-end scramble, that experience translates directly here.
The schedule runs Monday through Friday, 9 AM to 6 PM, and Saturdays from 10 AM to 4 PM, with one weekday off to maintain a 40-hour week. Some evening and weekend availability may come up for resident events.
Compensation includes hourly pay plus monthly leasing and renewal commissions and quarterly performance bonuses. Benefits include medical, dental, and vision coverage, a 401k match, paid time off (including your birthday), paid parental and adoption leave, pet insurance, telehealth access, and company-paid life insurance. Hawthorne also offers a structured Career Path Program for employees working toward a Community Manager role.
