Assistant Property Manager

Affordable housing operations run on tighter margins and stricter compliance requirements than conventional multifamily. An Assistant Community Manager at an affordable community carries a heavier compliance load than the title might suggest, particularly when LIHTC certification and regulatory file maintenance are part of the daily rhythm.

Avanath, a recognized affordable housing provider, is hiring an Assistant Community Manager for its community in Willowbrook, IL. This is a hands-on operations role that spans rent collection, delinquency management, leasing support, compliance oversight, and full property leadership when the Community Manager is out.

The Operational Picture

Day to day, you're moving between the front desk and the back office. You'll handle rent posting, chase outstanding balances, and run delinquency procedures with an eye on keeping the ledger clean. You'll inspect vacancies and make-ready units, flag punch list items, and make sure models are show-ready for traffic. You'll pull monthly projection reporting and sit in on performance conversations with the Community Manager and Regional Manager. When the Community Manager is away, the property runs through you.

On the compliance side, this role requires working knowledge of the Low Income Housing Tax Credit program. File maintenance under LIHTC isn't optional or occasional. It's a core accountability here, and errors carry real consequences for the property's regulatory standing. If you've managed compliance files before, you understand the difference between a clean file and a costly audit finding.

Resident relations at an affordable community also require a different kind of patience. Residents may be navigating financial hardship, and part of this role is functioning as a resource center connecting people to information that helps them maintain housing stability and pay on time. That's a meaningful distinction from conventional lease-up or Class A operations.

What This Role Requires

  • At least 2 years of experience as an Assistant Community Manager
  • LIHTC and Tax Credit program knowledge (required, not preferred)
  • Demonstrated bookkeeping and rent collection track record
  • Working knowledge of Yardi Voyager
  • Solid understanding of Fair Housing and landlord/tenant law
  • Proficiency in Microsoft Word, Excel, and standard office tools
  • Strong interpersonal skills across diverse resident and staff populations

Candidates who stand out in affordable housing ops tend to be precise with paperwork and calm under pressure. Delinquency conversations require tact. Compliance errors require attention to detail before they happen, not after. If your background includes both the financial side of property management and hands-on resident engagement in an income-restricted environment, this role fits that profile well.

Avanath emphasizes culture and purpose alongside performance. The Willowbrook location gives you a suburban Chicago market with genuine community ties. This role can reasonably lead toward a Community Manager seat, particularly for someone who builds a track record on NOI protection, compliance accuracy, and team stability.
