What You'll Actually Do Day to Day

This role splits its time between two worlds that feed each other. On the leasing side, you're conducting tours, working incoming leads, guiding prospects through applications, and keeping occupancy on track through both new leases and renewals. On the financial side, you're posting payments, scanning checks, monitoring delinquency, running weekly follow-up calls on past-due accounts, and reviewing ledgers to catch billing errors before they compound. Neither side is an afterthought. Both require consistent attention.

You'll also step in as the acting community manager when the manager is out, which means the team looks to you for direction and residents expect the same level of continuity. That's a real leadership test, and Hawthorne builds it into the role intentionally through their Career Path Program.

What You Bring

  • At least two years of property management experience, with six months at the assistant manager level preferred
  • Comfort reading financial reports and making sense of account ledgers, not just processing transactions
  • Experience handling delinquency follow-up and understanding what escalation toward eviction looks like procedurally
  • Leasing skills that hold up under pressure, from traffic conversion to renewal retention
  • A valid driver's license; a CALP designation is a plus
  • Availability for Saturdays (10 AM to 4 PM) and occasional evenings for resident events

The assistant community manager seat is where property management careers either stall or accelerate, and the difference usually comes down to how seriously someone takes the financial side. Candidates who treat ledger reviews and delinquency tracking as real work, not administrative busywork, are the ones who move into community manager roles with confidence. Once you can own a T-12, explain NOI movement to regional leadership, and manage occupancy and collections simultaneously, you're ready to run a property. This role gives you reps in all of it.

Compensation includes hourly pay plus monthly leasing and renewal commissions and quarterly performance bonuses. Benefits include medical, dental, vision, 401k match, paid parental leave, pet insurance, and paid time off that includes your birthday.
