Assistant Property Manager

It's 9:15 on a Tuesday morning. You've already posted two payments, left a delinquency follow-up message for a resident three days past due, and you're pulling up the day's traffic log before the Community Manager has finished her first cup of coffee. That's the pace of this role at Vestavia Reserve, and for the right person, it's genuinely energizing.

The Role at Vestavia Reserve

Hawthorne Residential Partners, one of the top 50 multifamily operators in the country and a company with deep roots in the Southeast, is hiring an Assistant Community Manager for this Vestavia Hills, Alabama community. The position sits at the intersection of leasing performance and financial oversight. You're not just supporting the Community Manager. You're running point on delinquency, ledger accuracy, rent collection, and renewals while simultaneously keeping occupancy moving through tours, lead follow-up, and lease execution.

On the leasing side, you'll guide prospects from first inquiry through signed lease, manage social media content to keep the community visible and engaged, and help maintain the kind of curb appeal and office presentation that converts traffic into residents. On the financial side, you'll monitor delinquency weekly, make follow-up calls, coordinate eviction procedures when necessary, and assist with reporting for regional leadership. When the Community Manager is out, you hold the operation together.

What Hawthorne Is Looking For

  • High school diploma or GED required
  • Two years of property management experience preferred
  • At least six months of prior assistant community manager experience preferred
  • Valid driver's license required
  • CALP certification is a plus

The schedule runs Monday through Friday, 9 AM to 6 PM, and Saturdays from 10 AM to 4 PM, with one weekday off to keep the week at 40 hours. Occasional evenings or weekends may come up for resident events.

Compensation includes hourly pay plus monthly leasing and renewal commissions and quarterly performance bonuses. Benefits include medical, dental, and vision coverage, a 401k match, paid time off (including your birthday), paid parental and adoption leave, pet insurance, telehealth access, and company-paid life insurance.

What separates strong candidates in this role from average ones is comfort with the financial side. Leasing skills are common. The ability to read a ledger, catch a misapplied payment, and manage a delinquency list without letting it snowball is rarer. If you've got both, this role is a clear step toward a Community Manager seat, and Hawthorne's internal Career Path Program is built to get you there.
