Assistant Property Manager

The Assistant Community Manager role sits at the intersection of leasing performance and financial accountability. At a company like Hawthorne Residential Partners, one of the larger Southeast-focused multifamily operators, that means you're genuinely expected to work both sides: converting traffic into signed leases and keeping the ledger clean afterward.

What This Role Demands

You'll need at least two years of property management experience to step in here with confidence. The financial side of this position is real work. Rent collection, payment posting, delinquency follow-up, ledger audits, and coordinating eviction procedures when residents don't respond to outreach. These aren't tasks you learn on the fly. You'll also step into the Community Manager's responsibilities when they're out, so your ability to keep the team focused and operations steady matters from day one.

On the leasing side, you'll conduct tours, work incoming leads, guide prospects through applications, and push for renewals that protect occupancy. Social media content for the community falls in your lap too, which requires a different kind of thinking than most traditional leasing duties.

The schedule reflects what the role actually is: the office runs Monday through Friday with Saturday hours, and occasional evenings or weekends come with the territory for resident events. One weekday off keeps the week at 40 hours.

What This Role Builds

If you're aiming toward a Community Manager seat, this is the right chair to be sitting in. The combination of leasing, financial reporting, delinquency management, and team coverage gives you a complete picture of how a property runs. You'll develop the financial fluency that trips up many ACMs who spent their early careers focused only on leasing metrics without ever touching a T-12 or working through a delinquency report.

Hawthorne offers a formal Career Path Program specifically designed to move people from this role into Community Manager positions, which makes their stated intent concrete rather than aspirational.

Qualifications Worth Knowing

  • High school diploma or GED required
  • Two years of property management experience preferred
  • Six months of prior ACM experience preferred
  • Valid driver's license required
  • CALP certification is a plus

Compensation includes an hourly base rate plus monthly leasing and renewal commissions and quarterly performance bonuses. Benefits include medical, dental, and vision coverage, 401(k) match, paid time off (including your birthday), paid parental and adoption leave, pet insurance, company-paid life insurance, and 24/7 telehealth access.

The property is Wilmont at Hendersonville, located in Hendersonville, NC. Candidates who already understand the relationship between occupancy, delinquency, and NOI will find this role gives them room to apply that knowledge directly, not just observe it from a supporting position.
