The Asset Manager will play a central role in overseeing the performance of Horizon’s portfolio of manufactured housing communities, working to maximize asset value through disciplined business planning, financial oversight, and close collaboration with Property Management.
Asset Managers serve as the internal owners of asset performance, responsible for translating Horizon’s investment strategy into actionable asset-level business plans and monitoring performance against those plans over time. This role requires a combination of analytical rigor and operational awareness, as Asset Managers must evaluate financial performance, identify opportunities for value creation, and work collaboratively with Property Management to drive improvements.
This individual will oversee a sizeable portfolio of assets and will partner closely with Property Management, Accounting, and Capital Projects teams to ensure assets are performing in line with expectations. Asset Managers will also work alongside other Asset Managers within the team and oversee the work of a shared pool of Asset Management Analysts who support financial analysis, reporting, and portfolio monitoring.
The Asset Manager will report to the Vice President of Asset Management and will serve as a key link between executive leadership and property-level operations.
This position will be based out of the Crofton, MD headquarters.
Core responsibilities of an Asset Manager include:
Asset Business Planning & Strategy
- Develop and maintain asset-level business plans aligned with Horizon’s investment strategy and long-term value creation objectives
- Partner with Property Management and Accounting to establish annual operating budgets for each asset
- Evaluate asset performance relative to business plans and underwriting assumptions, identifying opportunities to enhance value
- Conduct hold/sell/refinance analyses and provide recommendations to the Head of Asset Management
- Support onboarding and integration of newly acquired assets into the Horizon platform
Property Management Partnership
- Serve as the internal client to Property Management teams, ensuring operational execution aligns with asset-level business plans
- Interact regularly with Vice Presidents of Property Management to track operational KPIs and address any operational challenges impacting asset performance
- Lead monthly asset-level variance reporting with input from Property Management and Accounting
- Review and provide input on operational initiatives designed to improve revenue, control expenses, or enhance resident satisfaction
- Maintain clear and consistent communication between Asset Management and Property Management teams to support alignment and accountability
Capital Planning & CapEx Oversight
- Facilitate the development of asset-level capital improvement plans in coordination with Property Management and Capital Projects teams
- Evaluate potential CapEx initiatives to ensure alignment with asset strategy and expected return on investment
- Monitor execution of CapEx projects to ensure alignment with approved scope, budgets, and timelines
- Track the impact of capital investments on asset performance and long-term value
Financial Analysis, Asset Reporting & Decision Support
- Work with Asset Management Analysts to prepare asset performance reporting with input from Property Management and Accounting
- Support preparation of materials for executive leadership discussions
- Analyze operational and financial trends across the portfolio to identify opportunities for performance improvement
- Maintain accurate asset-level financial models and performance tracking tools
- Provide insights and recommendations to the Head of Asset Management regarding asset performance and strategic decisions
Cross-Functional Collaboration
- Partner with Acquisitions, Accounting, and Capital Projects teams to ensure alignment across the asset lifecycle
- Support diligence activities for Acquisitions and assist with integration of new assets into Property Management processes
- Collaborate with Accounting on financial reporting, budgeting, and variance analysis
- Interface with Legal and Property Management teams on any site-level insurance claims or regulatory issues
- Contribute to the continued development of asset management processes and best practices as the platform evolves
Candidate Qualifications and Experience
Education: A bachelor’s degree is required.
Experience and Attributes:
- 5-10 years of real estate asset management experience, ideally in a rental residential product type
- Strong financial and analytical capabilities with the ability to interpret asset-level performance data
- Ability to connect financial performance with operational realities at the property level
- Understanding of property management and capital projects
- Strong collaboration skills and ability to work effectively with Property Management, Accounting, and other internal teams
- Ability to manage multiple assets and priorities while maintaining attention to detail
- Ownership mindset with accountability for asset performance outcomes
- Strong communication skills with the ability to clearly articulate insights and recommendations
- Ability to operate effectively in a fast-paced and evolving organization
