Regional Manager

Asset Living is one of the larger third-party management operators in the country, with an affordable housing portfolio that spans LIHTC, Project-Based Section 8, Section 236, and related programs. This Area Manager role sits above the site level and below the Regional Manager, which means you're the person who actually makes things work on the ground across several communities in the Folsom, CA area.

What You'll Actually Do

The short version: you own operations across a portfolio of affordable multifamily communities. That means NOI accountability, budget ownership, staff development, compliance oversight, and enough windshield time to stay genuinely connected to each site. The 25-50% travel estimate is real. You'll walk units, review make-ready punch lists, check on turns, and hold site teams accountable for leasing activity and delinquency. You'll also be the person who catches problems before they reach the Regional Manager.

On the financial side, you'll develop and monitor annual operating budgets, approve vendor invoices, and keep a close eye on rent collections and reconciliation. Affordable housing adds a compliance layer that market-rate doesn't have. LIHTC and HUD programs carry strict regulatory requirements, and errors in certification or income documentation create real liability. Strong Area Managers in this niche understand that the compliance piece isn't a side task; it runs alongside everything else.

You'll also be expected to build and sustain site teams. Screening, hiring, coaching, documenting performance issues, and occasionally terminating. The HR work is part of the job.

What You Bring

  • 3 or more years of experience in property management, with direct exposure to affordable housing programs (LIHTC, HUD Project-Based Section 8, Section 236, or similar)
  • Demonstrated ability to manage budgets, interpret financial reports, and drive NOI
  • Experience supervising site-level staff across multiple locations
  • Working knowledge of Fair Housing Laws and OSHA requirements
  • CAM or ARM designation preferred; equivalent field experience considered
  • Comfortable with property management software and basic reporting functions
  • A high school diploma or equivalent is required; a bachelor's degree or four years of industry experience is preferred

Area Manager roles in affordable housing are genuinely different from conventional multifamily. The resident population often has more complex needs, the regulatory scrutiny is higher, and concessions or lease-up strategies that work in Class A market-rate don't always translate. What separates strong candidates here isn't just multi-site experience. It's the ability to hold compliance standards without losing sight of resident service, and to develop site staff who may not have a deep affordable housing background yet.
