Apartment Service Technician
MorguardIt's 7:45 a.m. and you're already three work orders deep. A resident reported a running toilet last night, a unit turned over the weekend needs a punch list walk before the vendor crews arrive, and the pool deck needs a pressure wash before the afternoon rush. That's a normal Tuesday at a Morguard community in Pensacola.
The Work
This Service Technician role covers the full range of hands-on maintenance that keeps a multifamily community operating and retaining value. Work orders come in daily from residents and you'll diagnose the root cause before making repairs, whether that's an HVAC system underperforming, a plumbing leak tracing back to a corroded fitting, a tripped breaker, or a faulty appliance. Repairs follow established safety standards and code requirements, not shortcuts.
The make-ready process is a core part of the job. You'll walk vacant units after move-out, build the punch list, coordinate vendors where needed, complete the maintenance tasks yourself, and sign off on final quality before the unit goes back on the market. How fast and cleanly a unit turns directly affects occupancy, so thoroughness here matters to the property's performance, not just curb appeal.
Beyond units, you'll support grounds and common area upkeep: trash pickup, pressure washing breezeways and pool areas, painting curbs, general cleaning. Preventative maintenance runs on a quarterly cycle and you'll participate in that program actively. Inventory management is also part of the role. You'll track what you use, return unused materials, and flag reorder needs to your supervisor before stock runs low.
This position includes a rotating after-hours emergency on-call schedule. That's the honest reality of residential maintenance. Emergencies don't time themselves around business hours, and Morguard has structured guidelines for how on-call response works.
What You Bring
- At least 2 years of residential maintenance experience, including work orders and make-ready turns
- Solid working knowledge across electrical, plumbing, HVAC, appliance repair, and general maintenance
- EPA Universal certification (required)
- Valid driver's license and reliable transportation
- Ability to pass a pre-employment drug test and background check
Morguard offers medical insurance options, a 401(k) with dollar-for-dollar matching and immediate vesting, paid time off including summer hours and holidays, an education reimbursement program, and an employee housing discount within the portfolio, subject to availability.
Technicians who advance in this type of role typically move toward lead tech or maintenance supervisor positions. The combination of turn experience, PM program participation, and multi-trade skills you build here translates directly to those next steps. If you're consistent with punch lists and you keep deferred maintenance from piling up, you become someone a property can't afford to lose.
