Maintenance Technician

Banyan Living runs Royal Oaks as a luxury apartment community in North Royalton, Ohio. This Maintenance Technician position covers the full scope of day-to-day property upkeep: service requests, preventative maintenance, make-readies on vacant units, and building system repairs.

What the Work Looks Like

Your days split between scheduled work and reactive work. On the scheduled side, you're running preventative maintenance on building systems, inspecting equipment, and prepping turns so units are ready for incoming residents. On the reactive side, you're handling resident service requests across plumbing, electrical, and appliances, and you need to move on them promptly. Documentation matters here too. You'll track completed work and manage supply inventory so nothing falls through the cracks.

You'll work directly with the property management team. When an issue escalates or needs coordination, they need someone who communicates clearly and doesn't leave problems open longer than necessary.

What You Need

  • At least one year of maintenance or related hands-on experience
  • Working knowledge of plumbing, electrical systems, and general repairs
  • Strong troubleshooting skills and a customer-service mindset when dealing with residents
  • Valid driver's license and reliable transportation
  • Ability to lift up to 50 pounds and handle physical work throughout the shift
  • Availability for on-call and emergency coverage
  • High school diploma or equivalent; technical certifications are a plus

Compensation and Benefits

Pay is bi-weekly. Benefits include medical, vision, dental, short and long-term disability, life insurance, and an employee assistance program. You also get paid holidays, PTO, and a 401(k). If you live on-site, there's a 35% rent discount.

One thing worth knowing: make-ready quality directly shapes the first impression a new resident gets. Technicians who treat turns with the same attention they give emergency calls tend to build stronger reputations within the property team, and that visibility often leads to lead tech or facilities coordinator roles as a company grows its portfolio.
