$70,000 - $75,000 USD yearly
Maintenance Supervisor

Maintenance leadership at an apartment community lives or dies on two things: technical range and the ability to move a team. This role at Villages at Pecan Grove in Holly Springs, NC asks for both, and holds them to a high standard.

The Skills This Role Pulls On Daily

You'll spend real time diagnosing and resolving mechanical issues across HVAC, plumbing, electrical, and appliances. But you won't be doing it alone. Managing direct reports means you're reading work orders, prioritizing the board, coaching your team through service requests, and making judgment calls on vendor vs. in-house repairs. Budget awareness matters here too. AIR Communities tracks maintenance spending carefully, and you'll be expected to manage costs without sacrificing quality or resident experience.

Apartment turns will be a recurring test of your organizational skills. Coordinating make-ready schedules, managing punch lists, and hitting move-in deadlines requires the kind of practical project management that doesn't come from a manual. You'll also handle preventative maintenance planning and communicate capital needs up to management when the property requires bigger investment.

What the Day-to-Day Looks Like

Morning typically starts with a review of open service requests and a quick sync with your team. From there, the day branches: inspecting units in turn, responding to resident calls, meeting with vendors, checking compliance on Environmental Health and Safety requirements, and keeping the community looking the way AIR expects it to look. On-call rotation is part of the deal, at least one week per month, and the schedule can shift with seasons and community needs.

  • 3 or more years of hands-on technical maintenance experience in residential property management
  • 1 to 3 years leading a maintenance team
  • Ability to work flexible hours including evenings, weekends, and on-call shifts
  • Physical ability to move heavy equipment and machinery
  • Reliable transportation

What Sets This Role Apart

AIR Communities uses technology-driven maintenance systems, which means your team can handle more volume with better tracking than most operators. If you're coming from a smaller operator where systems were informal, expect a learning curve on process and compliance. If you're already used to working within structured SOPs, you'll likely find it easier to focus on team development and resident satisfaction rather than reinventing workflows.

The compensation sits at $70,000 to $75,000 annually with a 15% target bonus, plus up to $250 per month in customer satisfaction bonuses. An on-site apartment discount is also available. AIR's benefit package includes medical, dental, vision, 401(k) with up to 6% match, up to 16 weeks of paid parental leave, and full reimbursement for job-related certifications and licenses. That last point matters if you're looking to add HVAC certifications or other credentials while working.

The strongest candidates for this role combine mechanical depth with genuine interest in developing the people around them. Technical skill alone won't carry the team. The managers who do well here are the ones who troubleshoot efficiently and pass that knowledge on.
