Day to day, this role calls on a wide technical range: appliance repairs, smoke detector installations, light fixture work, door hardware, tile, locks, handrails, window replacements, and painting. That last category matters more than it sounds. Cosmetic readiness directly affects resident satisfaction and, in affordable housing, regulatory compliance during inspections. Technicians who treat make-ready quality as seriously as mechanical repairs tend to stand out quickly.
You'll also coordinate with outside contractors and track paperwork tied to your work orders. That combination of hands-on repair and basic administrative accountability is where a lot of technicians start building the habits that lead to lead tech or facilities supervisor roles.
What the Day Actually Looks Like
The schedule runs Monday through Friday, 8:00 a.m. to 4:30 p.m., with an on-call rotation for emergencies. In practice, that means your core hours are structured, but you need to stay mentally ready for flood response, urgent safety calls, or back-to-back move-ins that compress your punch list. Affordable properties carry full occupancy pressure, so turns need to happen efficiently without cutting corners on habitability standards.
The position requires at least six months of trade or building maintenance experience, and a background in plumbing, electrical, HVAC, or roofing will strengthen your candidacy. The pay range runs from $29 to $33 per hour depending on experience, and JMC is offering a $2,500 sign-on bonus for this opening.
