The pay range for this role sits at $25 to $26 per hour depending on experience. The position is part-time and not eligible for company benefit plans.

What the Work Actually Involves

A strong portion of the role centers on keeping units rent-ready and common areas in good shape. The standard for vacant unit turns is 3 to 5 days, so your ability to assess a punch list quickly and work through it efficiently matters. Service requests carry a 24-hour resolution expectation, and when parts or outside factors create delays, clear communication with both the Community Manager and the resident is part of the job, not an afterthought.

Beyond unit work, you'll manage preventive maintenance on a scheduled basis: checking lighting, fire safety equipment, pool and spa systems, and life-safety signage. Knowing the location of gas, water, irrigation, and electrical shutoffs is a baseline expectation. You'll assist with move-in and move-out inspections, track vacant unit status, and maintain accurate inventory of tools and supplies. On-call emergency availability is required, including evenings and weekends.

  • 1 to 2 years of hands-on maintenance experience across plumbing, electrical, HVAC, carpentry, and painting
