What You'll Actually Do

Asset Living's affordable housing portfolio spans properties across multiple states, and this compliance role sits at the center of keeping that portfolio clean. Your core job is reviewing LIHTC resident files, confirming eligibility, and making sure every application holds up against current regulatory requirements. The 24-hour file review turnaround is a real metric here. Files come in, and they need a qualified set of eyes on them fast.

Day to day, you're cross-referencing applicant documentation against Low-Income Housing Tax Credit requirements, flagging discrepancies, and working through RealPage OneSite Tax Credit software to manage the process. You'll track regulatory changes from TDHCA and update internal procedures when requirements shift. When outside entities conduct tax credit reviews, you participate directly. This position also carries a meaningful travel component: roughly 50% of your time annually, covering property visits, TDHCA training sessions, and industry conferences.

If you don't already hold the Housing Credit Certified Professional (HCCP) designation, Asset Living will require you to complete the training and pass the exam within your first two years. That credential matters in this field, and the expectation to earn it is baked into the role from day one.

What You Bring

  • Hands-on experience reviewing affordable housing or LIHTC compliance files
  • Proficiency with RealPage OneSite Tax Credit software, or a strong ability to get there quickly
  • Detail-oriented approach that holds up under volume and deadline pressure
  • Familiarity with TDHCA requirements and LIHTC regulatory frameworks
  • HUD program knowledge is a bonus, not a requirement
  • HCCP designation (preferred) or the commitment to earn it
  • Clear written and verbal communication skills, especially when flagging compliance issues to site teams
  • Comfort with sustained travel at 50% annually

Where This Role Fits

Asset Living is a third-party management firm ranked in the NMHC top 50, managing a portfolio that includes conventional multifamily, student housing, build-to-rent, and a significant affordable housing segment. Compliance work in affordable housing carries real stakes: a failed tax credit audit can jeopardize a property's LIHTC status and affect investor returns across the ownership structure. The compliance specialist sits between the site teams processing applications and the regulatory bodies that audit them. Getting files right the first time protects the property's NOI and, more importantly, the housing it provides to income-qualified residents.

Professionals who build strong LIHTC compliance careers often move into regional compliance management, asset management oversight roles, or consulting. The HCCP credential you'll earn here is recognized nationally and travels with you regardless of where your career leads.
