This role sits at the intersection of resident relations and loss mitigation for Mynd, Roofstock's property management platform serving single-family rental investors. Your core metric is delinquency. You'll monitor it daily, respond to it early, and work accounts through to resolution, whether that means a payment arrangement that actually sticks or initiating and tracking an eviction to completion. In the SFR space, where each home is its own asset on an investor's ledger, a delinquency that drags for 60 or 90 days hits NOI hard. Speed and accuracy matter.
On any given week, you might be negotiating a payment plan with a resident who's two months past due, coordinating with local legal counsel to file an unlawful detainer, preparing a delinquency summary for portfolio review, or appearing in court (in person or via Zoom) to represent a managed property. You'll also work cross-functionally with property management teams to flag patterns before they compound, and you'll help train those teams on prevention strategies that keep accounts from aging into eviction territory in the first place.
Record-keeping is a real part of this job. Accurate case documentation, payment tracking, and compliance with jurisdiction-specific notice timelines all fall on you. Dallas has its own procedural cadence for evictions, and staying current on Texas landlord-tenant law is not optional. Quarterly travel within your assigned territory is expected.
What You Bring
- At least 3 years in property management or real estate, with hands-on exposure to delinquency workflows and eviction procedures in single-family or multifamily settings
- Comfort de-escalating tense resident conversations while holding firm on timelines and legal requirements
- Solid working knowledge of residential landlord-tenant law, particularly Texas regulations
- Experience building financial reports and working in spreadsheets to track case status and payment trends
- Proficiency with property management platforms (Yardi, AppFolio, MRI, Propertyware, or similar) is a strong plus
- Ability to manage a high-volume caseload independently, without losing detail on individual accounts
- Flexibility for occasional evenings, weekends, or travel when case timelines demand it
Why This Role Is Harder Than It Looks
SFR delinquency management is a different animal from multifamily. You're not working a centralized property where you can knock on a door down the hall. Each resident is at a separate address, often in different sub-markets, with different county court procedures and notice requirements. Strong candidates typically come in knowing how to read a delinquency aging report, prioritize accounts by risk, and communicate with residents in a way that recovers money without torching the relationship unnecessarily. The candidates who struggle tend to either move too slowly on legal timelines or escalate too fast before trying resolution. This role requires both patience and urgency, applied at the right moments. Compensation for this position runs $24 to $26 per hour, with total compensation including a benefits package that covers health, dental, vision, 401k, and paid parental leave.
