Maintenance Technician

Maintenance technicians at apartment communities spend their days moving between two very different kinds of work: the planned and the unexpected. At Zerzura in Las Vegas, you'll handle both, supporting current residents through service requests and preparing units for incoming ones through the turn process.

What the Work Actually Looks Like

A typical day might start with a punch list from yesterday's move-out inspection, pull you into a plumbing call mid-morning, and end with a resident appliance repair that takes a little more troubleshooting than expected. AIR Communities uses tech-driven tools to organize and prioritize that workflow, which means less time figuring out where to go next and more time actually fixing things. The shop is stocked and organized, so you're not hunting for parts when a resident is waiting.

Core responsibilities include:

  • Completing apartment turns and make-readies to meet move-in standards
  • Handling resident-requested repairs across plumbing, electrical, HVAC, appliances, and general carpentry
  • Supporting move-in and move-out inspections as needed
  • Potentially providing guidance to less experienced technicians on the team
  • Assisting with vendor quality checks depending on your experience level

The role requires at least two areas of trade proficiency, two years of maintenance experience in a facilities or building environment, and the flexibility to work evenings, weekends, and on-call shifts at least one week per month. Las Vegas summers are demanding on HVAC systems, so expect that to be a real part of the seasonal workload. Reliable transportation for after-hours emergency calls is a hard requirement.

The People Side of This Role

Residents notice how you communicate almost as much as how fast you fix things. AIR ties quarterly bonuses (up to $250/month) to customer satisfaction scores, which tells you something about what the company values day to day. You're interacting with people in their homes, often when something's gone wrong, and the technicians who do well here tend to be the ones who treat that interaction with some care.

The team dynamic matters too. Depending on the community's needs, you may be mentoring newer technicians or learning from more senior ones. That kind of cross-training builds the kind of multi-trade fluency that opens doors to lead technician and maintenance supervisor roles over time.

Compensation and Support

Base pay starts at $22.00 per hour. Beyond that, AIR offers a 50% rent discount at any of their communities (including the option to live on-site at Zerzura), a 401(k) with employer contribution, up to 16 weeks of paid parental leave, and full reimbursement for job-related certifications and licenses. AIR's Ascend program is worth noting if professional growth matters to you: it's a development path customized to where you are technically and where you want to go, not a generic training checklist.
