Manufactured housing communities operate differently from conventional apartments, and not every regional manager makes that transition cleanly. The resident base tends to be longer-term, the maintenance issues are more varied (you're dealing with homes, not just units), and the communities often span multiple small markets rather than clustering in one metro. Investment Property Group owns and operates a portfolio that spans manufactured home, multifamily, and RV communities across the country. This Oregon regional role sits squarely in the manufactured housing side of that portfolio.

The Portfolio and the Work

This position covers communities spread across the Willamette Valley and surrounding areas: Springfield, Eugene, Albany, Aumsville, Monmouth, Salem. The geography matters. You're not commuting between properties that are twenty minutes apart. Expect to be on the road three or more days per week, and plan your week accordingly. A company car is provided, which helps, but this is genuinely a travel-heavy role. If you prefer to manage from a desk, this isn't the right fit.

The portfolio sits at 1,000-plus units across multiple sites. Your direct reports are property managers and on-site teams at each location. Your job is to keep them focused, equipped, and accountable. That means regular site visits, budget reviews, hiring decisions, and stepping in when a community has a performance problem that the on-site team can't resolve independently. You'll report out to senior leadership with analysis and action plans, not just status updates.

On the financial side, you'll own the monthly review process: pulling apart the numbers, flagging anomalies, and building corrective plans when a property is drifting off target. You'll also manage budgets and work with the compliance and maintenance teams to keep operations consistent across the region.

What This Role Actually Requires

  • At least three years of senior-level multi-site management experience, area manager or regional level
  • Multi-site portfolio experience at 1,000 or more units
  • Comfort with Yardi, Rent Cafe, Blue Moon, and related platforms
  • Strong grasp of local housing market conditions across the Oregon markets listed
  • Valid driver's license and willingness to travel 30 to 70 percent of the time within the state
  • Must be Oregon-based or willing to relocate

The compensation is $120,000 to $130,000 base, with a 20 percent annual discretionary bonus and a company vehicle. Benefits include medical, dental, vision, life insurance, HSA, employee assistance program, and a 401k with company match.

One honest note: manufactured housing communities carry a specific resident relations dynamic. Residents are often long-term, sometimes multi-generational, and disputes over community rules or maintenance responsibilities can run deep. The candidates who do well in this kind of regional role aren't just financially sharp. They know how to de-escalate, they take community standards seriously, and they treat residents with consistency regardless of the situation. That combination, financial fluency plus people judgment, is what separates a strong regional manager from one who burns out or loses the trust of their on-site teams.
