KEY RESPONSIBILITIES (other duties as assigned):
• Oversee and manage the real estate for both company owned locations and dealer stores throughout the La-Z-Boy store network
• Lease negotiations – with assistance and input from the company’s in-house real estate attorney, negotiate with 3rd parties to arrive at favorable terms for retail and industrial properties
• Assist with the manufacturing and distribution real estate portfolio around the globe in connection with the Vice President of Real Estate
• Real Estate Committee – lead preparation, data presentation and all matters related to real estate committee to present projects for final approval
• Support dealer network for market planning, market research, Letter of Intent negotiation and final real estate committee approval
• Participate in site tours to various markets to narrow down potential real estate options for final executive approval
• R&A Approval – provide documentation for each new lease, renewal or relocation tied to the business and ROI associated with the project
• Assist with negotiating dealer acquisitions across the country
• Work on misc. real estate matters and property management issues for operating and closed facilities. Other administrative real estate functions as assigned by the Vice President of Real Estate.
SCOPE & IMPACT:
This is a transactional real estate manager position that works on leases, renewals and acquisitions with people outside the company. They will support the company’s overall real estate strategy but do not have any direct reports. They will be responsible to complete 10 to 15 large real estate transactions per year with an aggregate value of $35 million. Their work will be presented to our real estate committee that includes the president of retail, our CFO and our CEO. From a capital perspective this person will be responsible for investing $5 to $10 million of capital per year in real estate projects.
MINIMUM REQUIREMENTS:
• Bachelor’s degree with 6-8 years of experience including 3-5 years of supervisory/leadership experience or equivalent
• Travel Required: 40%
• Strong understanding of current retail real estate environment in the United States, knowledge of market research and experience in real estate negotiations.
