Groundskeeper / Porter

Every apartment community runs on two things: the leasing team bringing people in and the maintenance team keeping things working. But the person who sets the first impression every single morning is the porter. At Bexley at Central Park in Grand Prairie, TX, Weinstein Properties is looking for someone to own that role.

Weinstein Properties is a family-owned company, headquartered in Richmond, Virginia, with more than 70 years of operating history and a portfolio of over 60 communities across five states. That longevity isn't an accident. They invest in the people doing the ground-level work, and that's exactly what this opportunity reflects.

What This Job Actually Looks Like Day to Day

You'll start each morning walking the property before most residents have had their coffee. Trash pickup, pet waste stations, blowing off breezeways and parking lots, checking that the grounds look the way they should. Some days you're pressure washing. Some days you're helping make-ready a vacant unit, whether that means a trash-out after a move, light cleaning, or touch-up painting. The work changes, but the standard doesn't.

This is a Monday through Friday, 8am to 5pm schedule, which is a real quality-of-life advantage compared to on-call maintenance roles. Pay starts at $16.50 per hour, and there's a quarterly bonus structure in place. Weinstein also offers a $1,000 stay-on bonus after 90 days in good standing. Talk to the recruiter for specifics on that.

The honest part: this job involves repetitive tasks, outdoor work in Texas heat and cold, lifting up to 50 pounds regularly, and yes, picking up pet waste. Every day. If that kind of work doesn't bother you, you'll fit right in. If it does, this probably isn't the right match.

Who Tends to Succeed Here

  • Reliability above everything. Showing up on time, consistently, matters more than any other single quality.
  • Self-direction. Your supervisor isn't walking the property with you all morning. You need to see what needs doing and do it.
  • Attention to detail. Residents notice when something looks off. You should notice first.
  • Physical readiness. Standing, walking, bending, lifting, and operating equipment like backpack blowers and power washers throughout the day.
  • Openness to growth. Weinstein is known for developing porters into maintenance technicians. If you want to build a career in property maintenance, this is a real starting point, not just a placeholder job.

The candidates who stand out aren't necessarily the ones with the longest resumes. They're the ones who treat a clean property like it reflects on them personally, because at Weinstein, it does. A porter who takes initiative and communicates well with the maintenance and leasing teams tends to get noticed quickly, and that visibility opens doors to more skilled maintenance work over time.

Weinstein Properties is an Equal Opportunity Employer.
