Groundskeeper / Porter

Curb appeal isn't just a leasing tool. It's one of the fastest ways a property either wins or loses a prospect before they ever walk through the door. The Porter role exists to protect that first impression every single day, and at a community like Bexley Chamblee, that work is visible in everything from the parking lot at 8am to the pet stations by 5pm.

Weinstein Properties has been family-owned for over 70 years, managing more than 60 apartment communities across Georgia, Virginia, North Carolina, Texas, and Tennessee. That kind of longevity comes from taking daily operations seriously, and the Porter is a direct part of that equation.

What the Work Actually Looks Like

This is a Monday through Friday, 8am to 5pm role, which is a real benefit in a field where weekend call-outs are common. Your day starts with a grounds walk. Trash pickup, pet waste stations, common areas, breezeways. Repetitive? Yes. But the properties that stay clean and tight are the ones where someone shows up consistently and doesn't cut corners on the unglamorous stuff.

Beyond daily rounds, you'll support the maintenance team on light tasks, help with make-ready turns when units need a quick cleanup before move-in, and handle light painting or housekeeping as needed. You'll operate equipment including backpack blowers and power washers, and move around the property using a golf cart. This role requires lifting up to 50 pounds regularly, working outdoors year-round in Georgia heat and humidity, and staying physically active for most of the shift.

Starting pay is $17 per hour, with quarterly bonuses on top of that. There's also a 30% rent discount if you live on-site, and a $1,000 stay-on bonus after 90 days in good standing.

Who Tends to Succeed Here

  • Reliable and punctual. The grounds don't wait. If you're not consistent, it shows immediately.
  • Self-directed. You won't have someone walking behind you with a checklist. You see something that needs attention, you handle it.
  • Comfortable with physical, repetitive work. Some days feel similar to the last. That's not a flaw in the role, it's the nature of maintaining a property at a high standard.
  • Open to growth. Weinstein promotes from within. Porters who demonstrate skill and attitude regularly move into maintenance technician tracks.

That last point is worth taking seriously. The Porter role is one of the more common entry points into a full maintenance career in multifamily. You learn how a property functions from the ground up, literally. Technicians who started as porters often have stronger site awareness than those who came in at a higher level because they've touched every corner of the property.

If you want a stable schedule, a team that actually invests in training, and a path toward more technical work in property maintenance, this position is worth a hard look.
