Maintenance Supervisor

Maintenance managers at residential communities carry a lot on their plates. Work orders pile up, vendors miss windows, and a single overlooked HVAC unit can turn into a capital expense headache. John M. Corcoran & Company is hiring a Market Maintenance Manager II at Dexter Street Commons in Pawtucket to keep that from happening.

JMC has been operating in New England since 1951. They run a tight ship with a team culture that doesn't feel like a large corporate machine. People tend to stay. That matters in maintenance leadership because institutional knowledge about a property's systems is genuinely hard to replace.

What This Role Covers

You're responsible for the physical condition of the community, start to finish. That means overseeing daily work orders, scheduling preventive maintenance, managing unit turns, and making sure move-ins happen on time and to standard. You'll supervise maintenance, janitorial, and grounds staff and hold them accountable for quality and efficiency.

Budget discipline is part of the job. You'll manage supplies, purchase orders, and vendor relationships while staying within guidelines. Accurate recordkeeping isn't optional. The management team relies on your data to make decisions about staffing, capex, and scheduling.

On-call rotation is required. After-hours emergencies happen. That's the honest reality of this role.

What JMC Is Looking For

  • High school diploma or equivalent
  • 3 or more years in trade or general building maintenance
  • Working knowledge of electrical, mechanical, and building systems
  • Supervisory experience or demonstrated leadership ability
  • Strong organizational habits and clear communication
  • Commitment to safety procedures and company policy

The candidates who stand out in roles like this aren't just technically competent. They know how to run a punch list without being told twice, they communicate proactively when a turn is going to slip, and they don't let deferred maintenance pile up quietly. If you've managed a team through a busy lease-up season or kept a community's make-ready schedule on track through vendor shortages, that experience translates directly here.

Compensation runs from $38.25 to $44.25 per hour, plus a $2,500 sign-on bonus. Benefits include medical, dental, vision, life insurance, paid time off, holidays, and a 401k with company match. Standard schedule is Monday through Friday, 8:00 a.m. to 4:30 p.m.
