Maintenance Technician

Weinstein Properties is offering a $1,500 sign-on bonus for an EPA-certified Maintenance Technician at 3Sixty Flats in Grand Prairie, TX. The pay range runs $24 to $27 per hour, and the on-call structure is worth understanding before you apply: $150 per week guaranteed whether calls come in or not, plus an additional $150 for holiday coverage. That's real money built into the compensation model, not just a vague promise of overtime.

The schedule is Monday through Friday, 8:00am to 5:00pm, with rotating emergency on-call shared across the team. Day-to-day work covers the full range of residential maintenance: HVAC troubleshooting and repair (EPA Type II or Universal required), plumbing, electrical, appliances, carpentry, and support with turns and make-readies. You'll also help keep the community grounds, amenities, and pool areas in shape. Weinstein owns and manages its properties in-house, which matters practically. There's no third-party management layer, so decisions move faster and maintenance standards stay consistent across the portfolio.

Three years of apartment or residential maintenance experience is the baseline here. This role calls for someone who can independently diagnose a complex issue and resolve it without needing a supervisor to walk through each step. The customer service dimension is real too. Residents are in their homes, and how a technician communicates and follows through shapes renewal decisions as much as leasing does.

What the role is looking for

  • EPA Certification, Type II or Universal
  • At least 3 years of hands-on apartment or residential maintenance experience
  • Proven ability to troubleshoot and repair HVAC, plumbing, electrical, and appliances
  • Comfort with work order systems and mobile tools
  • Ability to lift up to 75 lbs and work outdoors year-round
  • Valid transportation and clean background check

From a career development standpoint, technicians who build this kind of multi-trade competency at a stable, owner-operated property tend to have a clear path forward. Lead Technician and Maintenance Supervisor roles at Weinstein or elsewhere become realistic targets within a few years, particularly for those who develop strong vendor coordination skills and start thinking about the cost side of maintenance decisions. Capex planning, unit turn efficiency, and reducing delinquency-driven damage claims are all things that property managers lean on their maintenance leads to help with. The skills you build in a role like this compound directly into leadership eligibility.

Benefits include rent discount, PTO, paid holidays, birthday time off, medical, dental, vision, 401(k) with company match, an employee assistance program, and a referral bonus program. Quarterly performance bonuses run up to $980 based on property and team metrics. Sign-on bonus specifics are discussed during the interview process.
