Maintenance Technician

The Skills This Role Runs On

Maintenance technician work at a residential community is about breadth. On any given day you might be diagnosing a tripped breaker, pulling a faucet cartridge, patching drywall before a turn, and checking pool chemistry before noon. The technician who thrives here isn't a specialist in one trade. They're competent across plumbing, electrical, HVAC, appliances, and basic carpentry, and they move between those disciplines without losing momentum. Customer service matters too. Residents notice how you show up just as much as whether you fixed the problem.

Dover Hills Apartments is a Paragon Properties community in Kalamazoo. The role is a standard full-time, 40-hour-per-week position with on-call rotation included. That means after-hours calls will happen, including weekends and holidays. Paragon does pay an on-call bonus for that, which is worth noting since many operators don't structure it that way.

What the Work Actually Looks Like

Make-readies will be part of your regular rhythm. Preparing units for occupancy means working through a punch list that typically includes painting, basic drywall repair, and rough carpentry alongside the mechanical checks. You'll also handle resident service requests, which at a community this size means volume and variety. Troubleshooting HVAC equipment, evaluating appliance failures, and maintaining pool and spa equipment all fall within scope.

Curb appeal and property condition reporting are part of the job too. You're expected to flag potential liabilities and propose improvements when you spot them. That kind of proactive eye is something the better technicians in this industry develop over time, and it's genuinely valued in this role.

  • 1 or more years of hands-on maintenance experience, technical school, or vocational training
  • HVAC Type II or Universal certification strongly preferred
  • Working knowledge of plumbing, electrical, appliances, and general carpentry
  • Valid driver's license and reliable transportation
  • High school diploma required; trade school or college-level coursework strongly preferred
  • Ability to work outdoors across all seasons
  • Pre-employment background check, drug screen, and physical required

What's Distinctive About This Opportunity

Paragon offers a pay range up to $26 per hour depending on experience and certifications, which is competitive for the Kalamazoo market. The benefits package includes paid time off, nine company holidays, a 401(k) with employer contribution, and medical, dental, and vision coverage with a short enrollment wait. There's also a rent discount, company-paid life and disability insurance, and a tool kit provided after your first 30 days. A uniform program and quarterly team bonus round it out.

One thing worth mentioning for candidates thinking about trajectory: technicians who build out their HVAC credentials and get comfortable with turn management often move into lead tech or maintenance supervisor roles within a few years. Paragon has a stated training and certification program, which means the path is at least structured rather than informal. If you're already certified and have a few years behind you, this is a straightforward opportunity to land somewhere stable with a benefits package that holds up. If you're earlier in your career, the certification support is a real asset.
