Maintenance Technician

What You'll Actually Do

This is a full-scope maintenance technician role at a Griffis Residential community in San Diego. You'll work under the Service Manager handling the work that keeps a luxury apartment property running: make-readies, service requests, preventive maintenance, and the occasional emergency that doesn't care what time it is. The 30-minute response expectation on emergency calls is written into the job, so if quick pivots aren't your operating mode, that's worth knowing upfront.

Day to day, you're turning units, working through punch lists, and fielding resident requests across plumbing, electrical, HVAC, appliances, and carpentry. You'll also carry pool and spa maintenance responsibilities, which means keeping chemical logs current and the CPO license current with them. Inspections, litter rounds, and grounds upkeep are part of the rotation too. The unglamorous stuff matters at a property that positions itself in the luxury tier.

On the financial side, you'll work with the Service Manager to manage parts inventory and keep spend in line. At this level, that mostly means not over-ordering and knowing when to repair versus replace.

What You Bring

  • At least one year of hands-on maintenance experience in multi-family housing, hospitality, or a closely related setting
  • Working knowledge of HVAC, plumbing, electrical systems, and appliance repair
  • CPO license and EPA 608 certification preferred; both required within the first six months if not already held
  • Physical ability to lift up to 75 pounds and work outdoors across weather conditions
  • Basic computer proficiency for work order systems and maintenance records
  • Strong communication and resident-facing professionalism
  • Bilingual English/Spanish is a genuine asset in San Diego's rental market

Context Worth Having

San Diego's rental market runs competitive and Class A product here gets scrutinized by residents who expect fast response and clean finishes. Deferred maintenance shows up quickly in online reviews, and at Griffis, reputation scores are tied directly to the bonus structure, so the tech who takes pride in a clean punch list and zero callbacks tends to do well both in performance reviews and in their quarterly bonus numbers.

Pay runs $25.00 to $28.50 per hour. The benefits package is genuinely substantial: 50% rent discount, a 401(k) with up to 4% company match, three weeks of PTO accruing from day one, 11 paid holidays, paid parental leave, tuition reimbursement up to $5,250 annually, and multiple bonus programs tied to occupancy and online reputation. For a maintenance role, the total compensation picture here is worth looking at seriously.

Technicians who build strong diagnostic skills and develop vendor relationships often move into Service Manager roles within a few years. Multi-family maintenance experience translates well across property types, and the preventive maintenance exposure here builds the kind of documentation habits that matter at the next level.
