What the Work Actually Looks Like
Most of your days involve working through resident work orders, conducting inspections, and keeping common areas, amenities, and building systems running properly. Make-readies are a real part of the rhythm here. When a unit turns, you're preparing that apartment for the next resident, which means completing punch lists, addressing any deferred issues, and getting the space genuinely move-in ready, not just surface clean.
Beyond reactive repairs, you'll run preventive maintenance checks, manage your parts inventory, coordinate with vendors and contractors when work goes beyond in-house scope, and keep documentation tight. That last part matters more than people expect. Accurate records protect the property, support budgeting, and make your own life easier when a recurring issue shows up six months later.
This role includes a rotating on-call schedule, so evenings and weekends are part of the deal. That's a real commitment, and it's worth knowing going in.
What Hillpointe Needs From You
- Hands-on mechanical aptitude with the ability to diagnose and repair issues across building systems
- Experience with preventive maintenance routines and pre-move-out inspections
- EPA Type I and II or Universal certification for refrigerant recycling (or willingness to obtain it)
- Valid driver's license for on-property golf cart operation
- Comfortable reading technical manuals, schematics, and blueprints
- Solid communication habits with residents, management, and contractors
- Ability to lift up to 50 lbs regularly and work in varying outdoor conditions
- High school diploma or GED, plus relevant experience or training
- Familiarity with OSHA standards and PPE requirements
