A resident submits an emergency work order at 7 a.m.: water pooling under the kitchen sink, unit 214 needs attention before they leave for work. You grab your tools, assess the supply line, make the fix, and log it before the morning standup. That's the rhythm of this role.
The Metropolitan is a 304-unit community in Fishers, Indiana, managed by Ackermann Group, a Midwest real estate and property management company with roots going back to 1938. As a Maintenance Technician 2, you'll work across the full scope of community upkeep: unit make-readies, intermediate repairs, grounds maintenance, and preventive maintenance tasks on equipment and common areas. The make-ready process will be a regular part of your week, which means working through punch lists between turns and coordinating with the maintenance supervisor to keep vacant units rent-ready.
Repair work spans plumbing, electrical, carpentry, appliance repair, HVAC, and painting. You'll also participate in move-in and move-out inspections, support pool water management when applicable, handle janitorial duties tied to common areas and facilities, and take part in snow removal preparation and response. After-hours emergency calls rotate among the maintenance team, so availability outside standard hours is a real part of the job, not an occasional footnote.
The posted schedule is Monday through Friday, 8:00 a.m. to 5:00 p.m., with that on-call rotation layered in as designated by the Community Manager.
This is explicitly a training role. Ackermann has structured the Technician 2 level to develop proficiency across the maintenance trade, which means you don't need to arrive with mastery in every discipline. What you do need is at least one year of general maintenance experience, solid attention to detail, a team-first attitude, a valid driver's license with proof of insurance, and a high school diploma or equivalent.
Certifications like EPA Type I and II, CAMT, or CPO aren't required but carry real weight in the hiring process. If you don't hold them yet, this role is a practical environment to work toward them. The skills you develop here, particularly across HVAC, plumbing, and the make-ready process, transfer directly to a Maintenance Supervisor track or a lead tech position at a larger community.
Technicians who advance fastest in roles like this are the ones who treat every make-ready as a learning rep and ask questions during preventive maintenance rounds rather than waiting for formal training moments. The variety of work at a 304-unit community means you'll see a wide range of repair scenarios in a relatively short period, which accelerates hands-on skill development in ways smaller properties simply can't match.
Ackermann offers competitive hourly pay with quarterly bonus potential and lease renewal commissions, health benefits including medical, dental, and vision, a 401(k) with company match, paid time off including your birthday, an employee rent discount at any Ackermann community, and career coaching resources.
