Maintenance Technician

Cottonwood Residential operates The Orchards at Cherry Creek Park in Centennial, and they're looking for a maintenance technician who can handle the full range of day-to-day work that keeps a residential community running well. This isn't a light-duty posting. They need someone with real hands-on experience across plumbing, electrical, and carpentry, plus solid HVAC troubleshooting skills and an EPA Type II or Universal certification already in hand.

The Centennial submarket sits in one of the Denver metro's more competitive corridors, where resident expectations tend to run high. Communities here compete hard on condition and responsiveness, which means your work order turnaround and make-ready quality directly affect how the property performs. A technician who can knock out a tight punch list, handle a turn efficiently, and still respond professionally to a resident after hours is genuinely valuable here.

On-call coverage is part of the job. You'll rotate emergency response with the support of a Service Manager, so you're not fielding calls alone without backup, but you do need to be available and reliable when it's your rotation. That's an honest part of this role worth knowing going in.

A CPO certification isn't required but it's a real advantage if you have it. Valid driver's license is required. Physical demands are significant: lifting up to 50 lbs, working from ladders and scaffolding, and spending most of your shift on your feet or crouching in mechanical spaces.

What Cottonwood is looking for

  • EPA Type II or Universal certification (required)
  • Considerable HVAC troubleshooting experience
  • Working knowledge of plumbing, electrical, and general carpentry repairs
  • Ability to work evenings, weekends, and on-call shifts
  • Valid driver's license
  • Strong written and verbal communication in English for work orders, safety procedures, and resident interaction
  • CPO certification (a plus, not a dealbreaker)

Cottonwood offers health, vision, dental, life, and disability coverage with a quick eligibility window. You'd also get a 401k with company match, HSA match, three weeks of PTO in your first year, and 10.5 paid holidays. For maintenance professionals who've dealt with employers that treat benefits as an afterthought, that package is worth noting.

Technicians who grow in this type of role often move into lead tech or service manager positions within a few years, particularly at companies like Cottonwood that promote from within and manage multiple communities. If you're looking to build toward that track, the breadth of work here gives you the reps to get there.
