The Springs has seen steady multifamily growth over the past several years, with Class A communities competing on amenity quality and resident experience as much as on rent. That context matters for this role: a maintenance technician here isn't just fixing things, they're actively protecting the product that justifies premium rents.

Working under the Service Manager, you'll handle the full range of unit and common-area maintenance: plumbing, electrical, HVAC, appliances, carpentry, and make-ready work that gets units turned and leased. Resident service requests come with a 30-minute response expectation, which is a real standard to meet consistently. You'll also carry responsibilities around pool and spa chemical logs, preventative maintenance schedules, community inspections, litter pickup, and seasonal snow and ice removal. Colorado Springs winters are real, and that last item is more than a formality from October through March.

A CPO license and EPA certification are preferred at hire and required within your first six months. If you don't have them yet, build that into your timeline. HVAC knowledge is genuinely central to this work, not a secondary skill.

What separates a strong technician in a luxury community from an average one usually comes down to resident communication. The technical repair is table stakes. Showing up on time, explaining what you did, and leaving the unit in better shape than you found it is what drives the online reputation scores that feed directly into the community's bonus structure.

Qualifications

  • High school diploma or equivalent
  • At least one year of experience in multifamily, hospitality, or a related trade environment
  • Working knowledge of HVAC, plumbing, electrical systems, and appliances
  • CPO and EPA certification preferred; required within six months of hire
  • Ability to lift up to 75 pounds and work in outdoor conditions year-round
  • Basic computer skills for work order and inventory management
  • Strong communication skills; bilingual Spanish is a plus

Compensation runs between $25.00 and $27.50 per hour.
