Maintenance Supervisor

It's 7:15 a.m. on a Tuesday. One of your techs just flagged a water heater failure in Building C, a vendor is arriving at 8:00 for a scheduled HVAC inspection, and you've got three make-readies due by end of week. This is the pace you set the tone for, every day, at Sonter and Holloway.

The Role

Prometheus Real Estate Group calls this position a Neighborhood Service Manager, and the distinction matters. You're not just fixing things. You're running the physical operations of a residential community in Cupertino, one of the most demanding submarkets in Silicon Valley. Prometheus is the largest privately held apartment owner in the Bay Area, with over 13,000 units across Silicon Valley, Portland, and Seattle. They've been at this since 1965, they own long-term, and they reinvest accordingly. That means your capex work actually gets funded and your maintenance program has real organizational backing behind it.

Day to day, you're managing your team, controlling the maintenance budget through cost-effective decision-making, overseeing vendor and contractor relationships, and keeping safety training current. Capital projects fall under your watch too. You're the person who knows where standards live and makes sure your team meets them consistently.

On-call availability is part of the job. This isn't a role where you hand off responsibility at 5:00 p.m.

What You Bring

  • At least five years of apartment maintenance experience
  • A minimum of two years in a supervisory capacity
  • Three or more certificates from recognized institutions such as BOMA, IREM, or vocational programs
  • High school diploma or GED
  • Working knowledge of federal, state, and local codes, including the ability to read safety rules, operating manuals, and maintenance instructions
  • Physical capability to lift up to 50 lbs. occasionally and handle the demands of an active, on-site role
  • Strong communication skills across all audiences, from residents to contractors to ownership

Compensation runs $38.75 to $45.00 per hour, with a discretionary semi-annual bonus, standby and on-call premium pay, and additional bonuses tied to referrals, training, and other contributions.
