You're already mentally sorting whether it's a repair or a replacement before you've finished your coffee. That's the pace this role runs at, and if that sounds familiar, keep reading.

What This Role Actually Involves

Ackermann Group is hiring a full-time Maintenance Supervisor for Fairway Lakes Apartments, a 340-unit community in Westerville, Ohio. Ackermann has been developing and managing properties in the Midwest since 1938, so this isn't a startup operation. You're stepping into an established organization with real structure and a company culture that takes the employee side of things seriously.

You'll work directly with the Community Manager to keep the property running. That means owning the make-ready schedule, keeping vacant units market-ready, managing the maintenance budget and parts inventory, and coordinating vendor relationships. You'll also carry the technical load yourself: specialist-level troubleshooting and repairs across plumbing, electrical, HVAC, carpentry, appliance repair, and painting. On top of the hands-on work, you're supervising a team, running regular crew meetings, participating in hiring decisions, and helping plan and execute capex projects. Snow removal and after-hours emergency on-call are part of the deal too. No surprises there.

The standard schedule is Monday through Friday, 8:00 a.m. to 5:00 p.m., with on-call rotation as assigned.

What You'll Need to Be Considered

  • At least 3 years of general maintenance experience, with supervisory experience required
  • EPA Type I and II Certification (required)
  • CPO and CAMT certifications (preferred)
  • Aquatherm system experience (preferred)
  • Comfort with Microsoft Outlook and Office products for documentation and reporting
  • Valid driver's license with proof of insurance and reliable transportation
  • High school diploma or equivalent

The certifications matter here. EPA Type I and II is a hard requirement, so if you don't have that, sort it out before applying. The Aquatherm preference tells you something about the property's mechanical systems: you'll want to get familiar with that technology if you're not already.

What separates a strong candidate from an average one in a role like this isn't just technical depth. It's the combination of trade skills and the organizational follow-through to keep a punch list moving, a budget in line, and a maintenance team accountable. Supervisors who are great with tools but weak on documentation and vendor management tend to struggle at this scale. 340 units generates a real volume of service requests and turn activity, and the paper trail matters.
