The Maintenance Supervisor at Haddon Place in McDonough, GA is the person who keeps all of that from happening.

Hawthorne Residential Partners is hiring for this role at their community located at 4100 Hopewell Place. You'll lead the on-site maintenance team day to day, managing work order flow, scheduling unit turns, overseeing vendor partners, and keeping the physical asset in strong condition through a structured quarterly preventative maintenance program. This is not a back-office role. You're on the ground inspecting vacant units before move-in, walking the grounds, and getting hands-on when the work calls for it.

What the Day-to-Day Actually Looks Like

You're the first line of accountability when something breaks and the last set of eyes before a make-ready unit gets handed to leasing. A typical week includes assigning and reviewing work orders, coordinating with vendors on in-progress jobs, confirming that HVAC, plumbing, and electrical systems are running properly, and checking that common areas and amenities are clean and presentable. When capital improvement projects come up, you'll handle the bid process and oversee execution through completion. On-call rotation is part of the schedule, so after-hours emergencies are a real part of this job, not a footnote.

The unit turn process is where a lot of supervisors get tested. Keeping make-readies on schedule when you're juggling a service team, vendor timelines, and a punch list on every vacant unit requires genuine organizational discipline. What Hawthorne Is Looking For

  • Minimum 3 years of experience in apartment maintenance or a skilled trade (HVAC, plumbing, or electrical)
  • Prior supervisory or lead technician experience strongly preferred
  • Valid driver's license and EPA certification required
  • CPO certification is highly preferred and may be required depending on state
  • High school diploma or GED equivalent
