The Role at Waypoint

Waypoint Management Services is hiring a Maintenance Supervisor for a high-end luxury community in Miami, FL. This isn't a wrench-turning position with a title attached. You're running the full maintenance operation: budgets, vendors, make-ready timelines, preventive maintenance schedules, and a team that needs real leadership, not just direction.

Day-to-day, you'll own the make-ready process, coordinating with contractors to ensure units are genuinely move-in ready, not just checked off a list. You'll keep HVAC units on a preventive maintenance schedule, manage pool service and chemical readings, maintain the trash compactor, and make sure gated entrances and security equipment stay operational. Work orders get a 24-hour response, full stop. When service emergencies hit, you're the one building the corrective action plan and executing it.

The community manager is your primary partner. Strong communication between maintenance and leasing leadership is what keeps occupancy goals and service standards aligned. You'll need to hold that relationship well.

What You're Bringing

  • Prior supervisory experience leading both employees and outside vendors or contractors
  • EPA Section 608 certification (Types I and II), required at hire
  • CPO certification, or a commitment to earn it within 90 days
  • CAMT certification is preferred and signals a serious maintenance professional
  • Hands-on proficiency in plumbing, carpentry, general repairs, and HVAC troubleshooting
  • Familiarity with OSHA standards and a genuine commitment to safe operations
  • High school diploma or GED, plus at least two years of relevant maintenance experience
  • Bilingual in Spanish and English, strongly preferred given Miami's resident population
  • Willingness to carry an on-call schedule when the property needs it
