Maintenance Supervisor

Maintenance supervisors at mid-size communities often get pulled between two competing demands: keeping daily service requests moving and building a team that can handle the work without constant oversight. At a 300 to 500 unit property, that tension is real. The portfolio is large enough that deferred work compounds fast, but small enough that the supervisor is still hands-on, not just managing from a clipboard.

Berkshire Residential Investments owns and manages its own assets, which means the maintenance team here reports into an ownership structure rather than a third-party fee management chain. That distinction matters. Decisions about capex, long-range planning, and community standards don't get filtered through a separate owner relationship. The people setting the budget are the same people setting expectations for how the property looks and performs.

What the Role Covers

This position leads the service team at a Houston community in The Core submarket, with unit count in the 300 to 500 range. Day-to-day, the supervisor is responsible for scheduling the team efficiently, monitoring work quality and completion rates, and making sure make-ready turns stay on track. Tour routes and models need to be in showcase condition, which means the supervisor has to stay close to how the property presents, not just how it functions mechanically.

Beyond the physical plant, the role carries real coaching responsibility. That means setting individual goals with staff, modeling the right behaviors on the floor, and supporting the property manager in holding community and corporate standards. The supervisor also manages shop inventory, equipment, supply levels, and key security, and stays familiar with property budgets and longer-range capital planning conversations.

  • Minimum 2 years of experience managing maintenance operations at a residential community
  • At least 1 year of direct team leadership
  • Comfortable with technology and property management software
  • Strong written and verbal communication in English

What Separates Strong Candidates Here

Houston's housing stock runs hot and humid, and properties in The Core deal with HVAC systems that work hard year-round. A supervisor who can diagnose mechanical issues quickly, prioritize service orders accurately during peak summer demand, and keep turn times tight when occupancy pressure builds will outperform someone who's technically skilled but weak on scheduling and delegation. The coaching piece also carries real weight at Berkshire. A candidate who sees team development as part of the job, not a distraction from it, fits the culture better than one who prefers to handle everything personally.

Berkshire offers three weeks of vacation, a 25% rent discount, personal development planning, and a benefits package. The company operates with an in-house ownership model, which creates more direct lines between property performance and the decisions that affect it day to day.
