It's 7:15 a.m. on a Monday and you've already got two HVAC calls from the weekend on-call log, a turn that needs to be punched by Wednesday, and a new tech who's still learning the ropes. That's a pretty average morning for a Maintenance Supervisor at The Orchards at Cherry Creek Park in Centennial, CO. Cottonwood Residential is looking for someone who doesn't flinch at that kind of start.

What This Role Actually Involves

You'll lead the maintenance team day to day, which means your job is equal parts hands-on technician and people manager. The make-ready process will sit squarely on your shoulders. Turns need to be tight, punch lists need to be thorough, and apartments need to be rent-ready on schedule so the leasing side can do its job. You'll also manage the full range of service tickets, HVAC troubleshooting, electrical, plumbing, and appliance repair, with the expectation that residents get timely follow-up, not just a closed ticket.

Beyond the unit-level work, you're responsible for grounds upkeep, building systems operating at peak efficiency, and keeping everything compliant with local codes and safety standards. You'll build and enforce monthly staffing schedules that guarantee 24/7 emergency coverage. That last part is real: this role carries on-call accountability, and you'll need to staff it accordingly.

Cottonwood also expects you to invest in your team. Hiring, developing, and running both on-the-job and classroom training for techs and community care associates is part of the position, not an afterthought.

What You'll Need to Bring

  • EPA certification Type II or Universal (required, non-negotiable)
  • Considerable hands-on HVAC troubleshooting experience
  • Valid driver's license
  • Demonstrated experience leading a maintenance team, not just working alongside one
  • Attention to detail on make-readies and a track record of hitting turn timelines
  • Comfort running an accident-free operation with a real understanding of safety codes
