Maintenance Supervisor

Cottonwood Residential is hiring a Maintenance Supervisor for Cottonwood Clermont Apartments in Clermont, FL. This is a hands-on leadership role covering the full scope of property maintenance: service requests, make-readies, preventive maintenance, grounds, and around-the-clock emergency coverage for the community.

The day-to-day splits between wrench-turning and team management, and you need to be comfortable in both modes. You'll carry your own work order load, particularly on HVAC, electrical, plumbing, and appliance repair, while also keeping your techs and community care associates moving efficiently. The turn process is a big part of this job. Getting units through punch list, make-ready, and back to leasable condition on schedule directly affects occupancy, so someone who treats the turnover calendar as optional won't last long here.

Beyond the technical side, you're also the person building the team. That means hiring, scheduling 24/7 coverage, running on-the-job training, and setting the standard for how maintenance work gets done on the property. The expectation is that your crew reflects your habits, for better or worse.

What Cottonwood is looking for

• EPA certification Type II or Universal (required)
• Significant hands-on HVAC troubleshooting experience
• Valid driver's license
• Demonstrated experience leading a maintenance team, not just working alongside one
• Comfort with building, county, and safety code compliance
• Strong follow-through on resident service tickets and communication
