Maintenance Supervisor

It's 7:15 a.m. and a resident just called about a leak that started overnight. Before the office opens, you've already pulled the work order, assessed the source, and have a plan in motion. That's the pace this role runs at, and it suits some people well.

The Work

Waypoint Management Services is hiring a Maintenance Supervisor for a high-end luxury community in St. Augustine, FL. This is a hands-on leadership position. You'll carry real accountability for the physical condition of the property, from daily work order completion to preventive maintenance on HVAC systems, pool chemical readings, grounds upkeep, and make-ready turns. Units need to be genuinely move-in ready, which means reviewing make-ready status with contractors regularly and holding that standard without exception.

Budget awareness is part of the job. You'll manage maintenance costs with efficiency in mind, track tool and equipment inventory, and operate within OSHA standards. When service emergencies come up, and they will, you're expected to coordinate corrective action fast. The 24-hour work order response standard applies even when it's inconvenient. On-call availability is required, so that's worth being honest with yourself about before applying.

You'll also keep gated entrances and security equipment operational, oversee trash compactor service, and handle plumbing, carpentry, and general repairs alongside your team. The Community Manager is your primary partner on the leadership side, so clear and consistent communication there matters.

What Waypoint Needs From You

  • Prior supervisory experience leading maintenance staff and managing vendors or contractors
  • EPA Section 608 certification (Types I and II) required at time of hire
  • CPO certification required, or must obtain within 90 days of start
  • CAMT certification preferred
  • High school diploma or GED plus at least two years of general maintenance experience
  • Bilingual in Spanish and English strongly preferred
  • Comfortable working an on-call rotation
