Leasing Consultant

Leasing is one of those roles where three distinct skill sets have to work together at the same time: sales instincts, customer service patience, and operational follow-through. When all three click, you close leases. When any one of them lags, prospects slip, paperwork stalls, and occupancy drifts. This position with RedPeak at their 423-unit, 12-building portfolio in Denver demands all three, and it rewards people who've learned to balance them well.

What This Role Trains You to Do

The work centers on lead development and conversion. You'll manage the full funnel: answering inbound calls and online inquiries within required response windows, qualifying prospects based on their timeline and needs, building value through phone and email before the tour even happens, and then following through consistently after showings to keep deals moving. RedPeak sets specific weekly and monthly goals, and you'll work with a Sales Manager to understand where the pipeline stands and what marketing initiatives the community is running to drive traffic.

On the operational side, you'll handle lease paperwork from reservation through signing, run credit and background checks, and update prospect and resident records in Yardi. You'll walk units before move-in, coordinate make-ready punch checks, and prepare move-in gifts and key sets. You'll also compile weekly comp surveys and shop competing properties on a regular basis. That last responsibility is worth noting: consistent comp awareness sharpens your pricing instincts in ways that stay with you throughout a PM career.

Retention carries its own weight here. Roughly 15 percent of the role involves securing renewals, resolving resident issues quickly, and maintaining the kind of community feel that keeps people from looking elsewhere when their lease comes up.

Skills That Compound Over Time

Leasing consultants who pay attention to the full cycle, from traffic ratios to occupancy targets to renewal rates, build a genuinely useful mental model of how a property performs. You start to see how your close rate connects to NOI, how concession decisions affect the T-12, and how delinquency often traces back to weak screening earlier in the process. That systems-level understanding is what separates leasing professionals who move into Assistant Manager or Leasing Manager roles from those who stay in a pure leasing seat for years.

RedPeak is a Denver-focused owner-operator with 25 years in this specific market. They're not a national REIT managing assets from a distance. That focus means you're working with a team that has real institutional knowledge of Denver neighborhoods, and you'll develop local market fluency that carries weight whether you stay with RedPeak long-term or move into a broader multifamily career.
