Leasing Manager

Leasing Consultant

Student housing leasing runs on a different clock than conventional multifamily. Pre-lease cycles start months before a bed turns, traffic spikes hit hard in late fall and early spring, and closing a college student often means closing their parents too. PeakMade Real Estate is hiring a Leasing Manager for their Reno community to own that cycle from the top of the funnel down to a signed lease.

What This Role Actually Covers

This is an onsite leadership position, which means you're building the team as much as you're working the traffic. You'll hire, onboard, and develop both full-time and part-time leasing staff, then set the standard for how the desk runs day to day. Customer service, tour quality, closing ratios, lease renewal execution: all of it runs through you.

On the digital side, PeakMade expects real fluency with social platforms. Instagram and Facebook content, graphics built in Canva, photo editing in Lightroom or VSCO, and active reputation management through platforms like Reputation.com and JTurner are part of the weekly rhythm here. A property's online presence directly influences traffic, and traffic drives occupancy. That connection is real and measurable.

You'll also collaborate with the property manager on the annual marketing plan, coordinate lease-up events and renewal programming, and maintain accurate prospect data so the team can track where leads are dropping off and adjust. Occupancy targets, closing ratios, and retention goals are the scorecard.

What Strong Candidates Bring

  • At least 2 years of leasing experience in off-campus student housing specifically. Conventional multifamily experience doesn't transfer cleanly to this model.
  • Prior leadership or supervisory experience, even informal mentoring or shift lead responsibility counts here.
  • Comfort working some evenings and weekends, particularly during peak traffic periods.
  • Hands-on proficiency with social media content creation and property management software.
  • Strong written and verbal communication skills that connect with 19-to-22-year-olds and their parents in the same conversation.

One honest note on what separates good from great in student housing leasing: the ability to manufacture urgency without pressure tactics. College renters are price-sensitive, heavily influenced by peers, and often deciding in groups. Managers who understand that dynamic and build genuine rapport consistently outperform those who rely on scripted closes. If you've tracked your own traffic-to-lease conversion and improved it, that story will matter in an interview for this role.

Compensation is set at $52,000 annually, with monthly, quarterly, and annual commission and bonus opportunities available on top of base. PeakMade also offers a housing discount, 401(k) match, up to 12 weeks of paid parental leave, 15 days of PTO plus two additional wellbeing days, and access to a mentorship program for those looking to grow within the organization.
