At Town Commons in Gilbert, Olympus Property is hiring a Lead Maintenance Technician to run day-to-day maintenance operations for the community. What This Role Actually Covers

You'll oversee the full scope of site maintenance: service request tracking, preventative maintenance schedules, grounds and irrigation, pools and common areas, HVAC systems, and structural and mechanical repairs. Turn-key operations fall squarely in your lane. That means coordinating make-ready timelines with the office team and Business Manager so vacant units are genuinely move-in ready, not just close enough.

  • Manage and schedule the maintenance team's daily, weekly, and monthly workloads
  • Hire and develop service team members
  • Coordinate with third-party vendors and contractors for repairs and renovation work
  • Conduct monthly, quarterly, and annual property inspections
  • Maintain organized storage and shop areas with proper inventory levels
  • Use property management software to track reports, inventory, and completed work orders
  • Ensure compliance with applicable state, federal, and local regulations

The schedule is Monday through Friday, 9 AM to 5 PM, with on-call availability required. EPA/HVAC certification is a firm requirement, and you'll need at least three years of experience in a residential or commercial maintenance role, including time in a supervisory capacity.

Compensation and Benefits

The base pay range is $65,000 to $67,000 annually, with monthly and quarterly bonuses on top of that.
