This role sits at the center of everything physical at The Preserve at Greenway Park. You're not just fixing things. You're running a maintenance operation, which means your day involves scheduling your team's workloads, reviewing open service requests, coordinating with contractors, and making sure vacant units are move-in ready on time. Turns don't manage themselves, and your ability to sequence make-ready work efficiently has a direct impact on occupancy.
You'll conduct regular property inspections covering interiors, exteriors, grounds, irrigation, pools, and common areas. Preventative maintenance gets scheduled and tracked, not deferred. You'll manage parts inventory, order supplies before stock runs low, and keep the shop and storage areas organized. When structural, mechanical, HVAC, or electrical issues arise, you either handle them or coordinate the right outside contractor to do so. You'll also work closely with the business manager and leasing office to keep show units and vacant homes in top condition.
Compliance matters here. You're responsible for making sure the property meets state, federal, and local requirements, and that safety and security standards are upheld through consistent inspections and follow-through.
